Price is only one of the levers
In a luxury transaction, the sale price is the number everyone watches and often the least flexible one. A seller who will not move another dollar on price will frequently fund a rate buydown, cover title policy costs, complete repairs, extend a leaseback at no charge, or credit closing costs. Each of those is real money that never appears in the headline number.
We enter every negotiation with a ranked list of what you actually need financially, then trade the items the other side values least for the ones you value most.
Carrying costs decide affordability, not the purchase price
In the Houston metro, property taxes, windstorm and flood insurance, HOA dues, and maintenance on a large home can move the monthly obligation by thousands. We model the full carry before you commit, including the first-year tax reassessment most buyers are unprepared for, and we document the evidence you will need to protest that assessment.
Contracts create or destroy value quietly
An appraisal gap clause written loosely can cost six figures. An option period that is too short forfeits your leverage. A repair amendment without bid documentation gets discounted. Our legal background means these documents get read the way an attorney reads them, before signature.
On the sell side, net is the only number that matters
We give every seller a written net sheet at multiple price points before listing, recommend only the pre-list improvements with a defensible return, and defend the contract price at appraisal with a comparables package. A higher offer with weak financing and a long option period is frequently worth less than a slightly lower one that closes clean.
