Preparing a Luxury Home for Market Without Wasting Money

Not every renovation pays. Here is how we decide what to invest in before a luxury listing goes live, and what we deliberately skip.

Spend where the buyer's eye lands

Lighting, paint, landscaping, and the first twenty feet of the entry sequence change perception disproportionately to their cost. Full kitchen replacements rarely return their expense at the luxury level, because the next owner has opinions of their own.

Price from absorption, not aspiration

We show you how many comparable homes sold in your band over the last several months and how long they took. An overpriced launch burns the most valuable weeks a listing ever has, and the eventual correction usually lands below where correct pricing would have.

Production quality signals property quality

Architectural photography, twilight and aerial imagery, film, accurate floor plans, and copy written for a discerning reader. Luxury buyers read presentation as a proxy for how the home has been cared for.

Reach the buyer who can actually close

Targeted digital placement, relocation and agent-network outreach, and direct contact with the professionals who represent qualified buyers, rather than waiting for traffic to arrive.
